Here’s how it typically works.

You either sign a “lease-purchase” agreement or an “option-to-purchase” agreement. In the first case, you agree to purchase the home once your lease term is up, whereas in the second case, you pay rent for the required term and at the end you have the option, but not the obligation, to purchase the home. For every monthly payment you make, a portion goes to rent and a portion goes towards your down payment for the purchase, which will eventually be home equity.
